Francine Liza is a longtime contributor and resident of Tuxedo and Tuxedo Park having raised two children here and served three terms as town Council Woman. She has been integrally involved in a long-term movement to revitalize Downtown Tuxedo and has been personally involved in the restoration of several historic houses in Tuxedo Park. Francine works with both residential and commercial sales, as well as being experienced in building and leasing. Joseph ChabotBefore transitioning to a career in real estate, Joseph Chabot has previously served as a consultant to various business startups, funds and nonprofit entities (NYS Governor’s Office of Storm Recovery, Coleman Hudson Group, Singita Capital Management, Fortress Security and Hudson Valley Medical Associates).
Giving back is an important part of Joseph’s Life. Joseph has served as The Blauvelt Lions Club Past President, former Rotarian, previous Orangetown Historic Area Board of Review Member, Commissioned Kentucky Colonel and Honorary Police Captain in Southampton Village.
Joseph currently holds a Bachelors in Business Administration from Iona University and Masters in Public Administration from Long Island University. For his work and successes in his career, he was recognized as a 30 Under 30 from Pi Kappa Phi National Fraternity.

Joanne FlorioJoanne is a second-generation realtor, and began selling and renting homes in 1980, in Saddle River NJ, at the same agency where her mother, Jean Florio, was the office manager and #1 Sales Associate of a prominent agency. Joanne started her real estate career while also going to graduate school for a Master’s degree in Biology/Clinical Nutrition. In 1986 she joined her mother who was the Broker of her new company, Hallmark Homes Realtors in Hohokus ,NJ.
A few years later, her father, Michael Florio, an Industrial Real Estate Broker in Hackensack, also joined Hallmark Homes RE as a co-Broker, where he continues the family legacy.
Joanne grew up in Upper Saddle River and has been there ever since, living a service to others lifestyle. Her community service began in High School, having served, and continuing to serve in many leadership positions, on many Municipal & Professional Boards and Committees. Most notably she is currently serving her 6th term as a Town Councilwoman in Upper Saddle River.
Joanne has many loves, many interests, all of which she somehow finds time for. She loves her family, her nieces and nephews, and she loves helping people. She loves being a Chiropractor and a Clinical Nutritionist, where she also gets to help people on a daily basis. Joanne loves to help her friends, clients, who become friends, and patients find and sell their homes. Like Joanne always says, where else can you go to buy or sell your house where your agent can also help you to feel better!
